Facades of residential buildings on the ZIL will be made of brick
For all residential neighborhoods at ZIL, a single rule applies - not less than 70 percent of the facades should be executed in clinker brick, said the chief architect of Moscow, Sergey Kuznetsov. And each of the architects involved in the project can create their own type of brick.
Different architectural teams are involved in the design of residential areas of ZIL, between which lots are distributed, located in the same area, recalled Sergei Kuznetsov. Thus, according to him, a variety natural to the urban environment can be achieved. At the same time, the uniform rules of the design code developed by the Project Meganom bureau, which supervises the entire project, apply to all designers.
“The facade rule set by the design code states that the height of the first floors in residential buildings is six meters, and the percentage of glazing along a window line is at least 60 percent,” said Kuznetsov.“The facing material is also regulated: 70 percent of the facades should be made of red and gray bricks and 30 - for the choice of architects, for example, from natural stone, metal, frosted glass, corten steel.

In terms of architecture, the ZIL development project, according to Kuznetsov, can become a platform for the experiment. Together with the Russian company RAUF, every architect, within the framework of a single concept, will be able to “make” his brick of the texture and color he needs.
The design code also provides that all residential complexes must have a city facade that faces the red line, Kuznetsov added. Parts of the facades can be buried at the level of the first floor where they are pruned, thus creating avant-space protected from precipitation in front of public spaces.
